You can join as a trainee with a top realtor who can guide you about the different aspects of choosing and selling the houses. then your hard money lenders are also your best guides apart from providing Hard Money Loans.
They would tell you to buy only those properties that are going to give you profit and not wasting your time, money and energy in renovating something that is still at the same level. They have hired the services of independent evaluators, who have greater expertise in checking out all aspects of a property. They would look at the inside out of the house and also assess the after repair market value of it.
So, you are all safe if you plan to work with these hard money lenders of your own area.

I decorated my room, and I absolutly loved doing it. I want to be an Interior Designer when I'm older. What can I do to prepare for doing that job (Besides collage,I'm 12)? I have "Punch! Super Home Suite" (The $40 one), I check out books from the library, and I love looking at matching furniture, pillows, valences, ect, ect. I just don't have anything else to decorate! I just moved, so I don't have many friends yet (And I'm homeschooled). My Mom won't let me re-decorate the rest of any part of the house. What CAN I decorate?! My room is complete, and I'm not changing it for quite a while. I'm so bored I'm figuring out what my house is going to be like when I grow up! Any ideas to what I can decorate?
At the moment I can't use my right hand because it's broken. Also I cannot sketch worth poop. 5 stars to best answer!

You should make little models of rooms in different designs that you like, all it takes is a cardboard box, or something similar and some imagination, let me know how it all works out...
my daughter will be turning 8 next month and I have luau theme party planned for her and 18 friends/family at our home. here are the details:
front walkway will be littered w/flowers, door will have a sign on it w/flamingos, the front yard will have two signs that have pink flamingos on them that say luau party.

my youngest daughter will greet guests at the door and hand them their leis as they enter.

SPRINKLER FREEZE: kids will run around the yard while sprinklers are off. once water comes on, the kids have to freeze in place until the water shuts off again. will do this for about 15 mins.
SLEEP PANT RELAY: kids will be divided into 2 teams. there will be a bucket of water and 1 pair of my bf's sleep pants for each team. they will take turns dipping the pants into the water, then putting them on and running around an orange cone and back. first team to finish wins.
